Property Location: The Groom's Quarters at Wootton in Derbyshire is a wonderful country retreat with superb views on the borders of the Peak District National Park.
Distance from town: Ellastone 2 miles, Ashbourne 6 miles.
Area activities: There is great walking from the door, cycling on the nearby High Peak and Tissington trails (cycle hire locally or bring your own - storage available).
Dove Dale and The Peak District National Park are just over the Weaver Hills with the Manifold Valley and the Staffordshire Moorlands to the North. The area is renowned for its numerous Stately Homes and National Trust properties with their beautiful gardens - Chatsworth, Haddon, Hardwick, Kedleston and Sudbury to name but a few. There is wonderful antique hunting, village well dressings and crafts, farmer's markets and factory outlets.
There are many country pubs and restaurants serving good food. Activities to suit all ages include free local tennis, golf, fishing, riding, water sports and even adventure sports nearby. Or relax and play boule in the enclosed, lawned garden and enjoy the views!
As you walk into The Groom’s Quarters, in Derbyshire, which has been awarded five stars by the English Tourism Council, you will be aware of the special atmosphere created by its character and warmth. This lovely three bedroom property will accommodate up to six guests.
To the right of the entrance hall is a cosy living room (the original harness room) with wood burning stove, comfy sofas and dining table (converts to a pool/snooker table). There is a TV, video and a selection of family games. A utility/tack room is to the left of the hall, with freezer, washing machine, tumble dryer and saddle racks. There is a wc off and also access to the stables/storage. Also to the left of the hallway is the farmhouse style, fully equipped kitchen with oil fired range, electric hob and oven, microwave and dishwasher. A cloakroom with wc is below the staircase.
Upstairs the large master bedroom has a super king sized iron bedstead and beneath the chunky beams there is a pleasant sitting area including a quality sofa bed, digital wide screen TV, DVD and it also features an opening glazed door with balustrading overlooking the garden and surrounding park land. Next to the master bedroom there is corridor access to a light and airy bathroom which has a large bath with shower over, bidet, wc and hand basin. The bathroom is also ensuite to the twin bedroom, which is tastefully decorated with beams and sloping ceiling. The third bedroom has a super king sized zip and link bed, vanity wash basin, with views over the paddocks and park land, opposite there is a shower room with wc and hand basin. There is a long landing with book shelves containing a selection of books, tourist information, maps and a small collection of DVDs and video tapes are available.
Outside is an attractive garden with large lawn, patio with garden furniture and barbecue, enclosed by lovely dry stone walling. A place to relax, play boule and enjoy the beautiful views. The Groom's Quarters adjoins the owner's home and offers stabling and grazing for guests' own horses/ponies. Well behaved dogs are also welcome by arrangement.

The Groom's Quarters is situated in Wootton, near Ashbourne, Derbyshire. From Uttoxeter off the A50 take the B5030. From Ashbourne off the A52 take the B5032. At Ellastone take the turning signed Leek/Wootton (right turn if approaching from Ashbourne or left turn when approaching from Uttoxeter). In approximately 1 mile, when entering Wootton, take a right turn into the centre of the village, looking for Hall Lane (signed), follow this for approximately 1/4 mile, go through the stone pillars, proceed straight ahead down the drive until you see the Coach House yard - please enter.
