PROPERTY DETAILS
This 300 year old stone cottage is part of a small mill building complex in the village of Keltneyburn which is the site of a former grain mill, converted in the 19th century to a woollen mill, where the last tartan tweeds were woven in the 1950s. The village is still home to a traditional, working blacksmith and metal sculptor but the mill buildings themselves have recently been renovated into seven character homes. Keltneyburn is in Strath Lyon, some 6 miles from Aberfeldy and close to the picturesque black and white village of Kenmore and the village of Fortingall which features thatched roofed cottages and the oldest tree in Europe.
For the hill-walking enthusiast, Keltneyburn offers easy motoring access to the many Munros of Glen Lyon, Schiehallion, Ben Lawers, and Ben More. For ramblers, nearby is Drummond Hill with breathtaking views of Loch Tay and Strath Lyon. There are woodland walks that start on the doorstep one of which follows the Keltney burn to its source via the Keltneyburn Nature Reserve with its tree shrouded waterfalls. For fitter walkers, nearby they can ridge walk on the heather moors of Glen Lyon and Loch Tay with glorious views over the Lyon and Tay valleys.
Mill Cottage is a traditional stone built Scottish cottage, which has been completely renovated to offer a warm and welcoming home. It has sunny, well landscaped, colourful garden grounds to both the front and rear and on entering, the cottage immediately impresses you with its light and airy interior where a sensitive touch has ensured that it retains most of its original features and every inch of its former charm.
On the ground floor the cottage has a spacious lounge which has been tastefully furnished with matching curtains and fabrics with pine furniture and a cottage suite. There is a mini hi-fi with CD player, Sky TV with DVD, and a log burning stove set in the original fireplace providing a warm welcome.
Adjacent on the ground floor there is a kitchen and dining area that overlooks the garden. The bright modern fully fitted kitchen has a ceramic hob, twin ovens and every conceivable appliance and utensil with a separate utility room housing the dishwasher, washing machine and ample cupboard storage space. This room also leads out to the rear garden sheltered by a beautiful Japanese Maple tree. There is safe on-site parking for one car with safe parking for another car only 15 yards away.
Upstairs, Mill Cottage offers two large double bedrooms on the first floor. The main bedroom has a super king-size bed and the other has two single beds. The bedrooms both have 4 metre high ceilings, with exposed rafters and reflected lighting. The main bedroom has windows on three sides, with lovely views to the west along Strath Lyon. Also on the first floor there is a white Victorian themed bathroom with an original, white, cast-iron roll top bath and a separate shower cubicle.
The cottage has double-glazing throughout, central heating in every room and under floor heating in the bathroom.
